  • Doors that rub, swing open, or do not latch

A crack gauge, ruler, or even photos with a coin for scale can help document size. But the key question is not just “How wide is it?” It is “Has it moved, leaked, displaced, or affected the structure?”

Ask the seller or listing agent:


  • When was the crack first noticed?

  • Has it changed in size?

  • Has water ever entered through it?

  • Was it sealed or repaired?

  • Who performed the repair?

  • Is there a transferable warranty?

  • Are there engineering reports, permits, or invoices?

  • Were drainage improvements made at the same time?

  • Has the basement ever had flooding or repeated seepage?


Documentation matters. A receipt that says “sealed crack” is different from an engineer-stamped repair plan. A waterproofing warranty is different from a structural stabilization warranty.
